Process

Your project, start to finish.

It starts with a phone call. You describe the house, what you want it to become, and when you need it done. Your Portfolio Director will ask questions — about the property, the scope, the timeline — because the honest answer about whether we are right for a project usually emerges within the first twenty minutes.

If we are the right fit, we will say so. If we are not, we will say that too, and tell you what we would do in your position. There is no fee for this conversation and nothing follows from it unless you want it to.

If the call goes well, your Director comes to the house. Seeing a property in person is the only way to understand what a project genuinely involves — the constraints, the opportunities, the things that never appear in a description over the phone.

Afterwards you receive the notes from that visit, the brief that came out of it, and a budget price for the work. Enough to know what is being proposed, roughly what it costs, and whether you want us to take it further.

A budget price is an educated estimate, and before you commit to anything we turn it into a firm one. Every trade comes to the house to see the conditions for themselves and quote against a scope of works we have written in full, so each is pricing to the same standard.

We check the quotes, compile, and question anything that does not sit right. This stage takes time, and it is time well spent. What you receive at the end of it is a detailed scope and a more accurate price.

With the scope agreed and the price confirmed, the contract is issued and the deposit secures your place in the diary. You sign knowing exactly what is being done and what it comes to.

From here the preparation begins. Trades are booked and dates fixed. Materials are specified and ordered early enough to arrive when they are needed, because the delays that derail renovations are almost always waiting on something that should have been ordered weeks before. By the time anyone arrives at your door, the project already exists on paper.

Then it begins in earnest. Site set up, trades arriving in the order the house requires, each stage checked before the next one starts.

This is the part you were dreading, and it is the part you will barely feel. Your Director is on site so you do not have to be. You receive regular written updates without having to ask for them, and one point of contact for anything you want to raise.

At the end, you and your Director walk the house together, room by room. Anything that needs attention is noted and put right.

Then the keys are yours, in a home finished to the standard we set out at the start — and we are still here afterwards.
